Below are a few tips to help prepare your home for listing. DE-CLUTTER. Important to visually simplify each room, the prospective buyer needs to be able to envision their own décor in your home. This will expand the marketability of your property. CHECK YOUR HOME FOR OBVIOUS ISSUES AND GET THEM FIXED. Water spots on the ceiling my indicate leaking, alerting a perspective buyer and home inspector, while the issue my have already been remedied. REPAIR WHAT NEEDS TO BE REPAIRED, DO NOT RENOVATE. Painting is one of the best ways to brighten up a room and one of the least expensive. KEEP YOUR HOME CLEAN. You need to ensure that your home is clean for all showing, make it sparkle. Most buyers will look behind the shower curtain! Presentation is everything. MAKE YOUR HOME INVITING. Ensure all lights are working and on for every showing. The brighter the better, your not preparing for a romantic evening, your preparing for a showing. IF NOISE IS AN ISSUE. If exterior noise is a problem, have music playing during a showing. On the other hand, if you are a buyer and music is playing make sure it is not covering up another issue. CAT AND DOG ODOUR. Make sure that you are cleaning your cat litter everyday and ensure that no surprises are left in the back yard for your potential buyer. KEEPING WINDOWS SPOTLESS. Make sure that windows are washed inside and out. Some windows are hard to get at, if need be hire a professional, should be done safely with the right equipment. OLD “KNOB AND TUBE” WIRING. Have it removed, making your home insurable for future buyer. WASH DOWN ALL DECKS, CLEAN FRONT AND BACK YARDS. Have lawn furniture set up as if you were going to have a party. WASH YOUR HOME WITH A POWER WASHER. Sills, eaves and siding have a tendency to collect dirt, but clean up very easily. TAKE DOWN CHRISTMAS LIGHTS. If it is not the holiday season please take down all Christmas lights. On another note, do ensure that all outdoor lights are working and have them on every evening while your home is listed. WINDOWS AND SKYLIGHTS. Keep debris off of skylights and make sure that all of your windows are caulked on a regular basis and checked over yearly. COBWEBS. Make sure that you have gone through the entire home and removed all cobwebs, they look bad and you don’t want the prospective buyer walking through them. If you ensure that all of these issues have been addressed your home will be much easier to sell and ensure that you are maximizing your properties potential.
